A 2016 lot and a 2026 lot on the same street are not the same ground

The original Bradley Bend plat runs from 2014 to 2020 with 2017 the most common year, on level lots of nineteen to twenty-nine hundredths of an acre. Phase 2A is recorded at 2024 on Amber Hills Dr, phase 2B at 2025 and 2026 on Streamflow Dr and Watershed Ct, and phase 3A at 2026. The subdivision is still being built.

That means two very different jobs share one entrance. On Grace Meade Dr and Azalea Ct the landscaping is a decade old, the fill has largely settled, and the trees are big enough to be a real stump. On the new phases everything is bare, the ground was moved last year, and Triangle Rd has construction traffic on it.

Both are ordinary work. They are just not the same quote, and they are not the same morning either.

Eight Feet Between Houses, and Something Buried in It

At two tenths of an acre with a slab house on it, the gap between one wall and the neighbour's fence is commonly eight to ten feet, and it is the only path from the street to the back yard. Everything — machine, boards, barrow, spoil — travels that strip several times over.

The strip is also where a production builder puts the things nobody thinks about. Downspout drain lines running out to a swale, the discharge from a sump, the condensate line, and on some of these lots a shallow perimeter drain. All of it is private, none of it appears on a locate ticket, and thin-walled drain pipe two hundred millimetres down does not survive being crossed by two tons repeatedly.

So we ask for the plot plan from your closing file. One photograph of that sheet is usually all the information we need to keep the route off everything that matters.

What Is Under a Lot That Was a Field Nine Years Ago

Phase grading moves a lot of material, and what ends up under the finished lawn on a production plat is not clean topsoil. It is the site's own subsoil, creek stone and whatever came off the pad, put back and levelled.

The practical effect on a stump job is depth. Grinding six to twelve inches into that mixture is slower than grinding six to twelve inches into an old yard, teeth wear faster, and it is the reason a modest stump on a new-build lot can price alongside a bigger stump on an older street. That is not a surcharge, it is the ground.

It also affects the finish. Backfilling with the same gritty material gives you a hard, poorly draining patch that grass struggles on, so where you want turf we bring soil for the top few inches rather than putting back what came out.

One Way In, and It Is a Working Site

Triangle Rd is the only access to the subdivision, off Highway 49 West and about two and a bit miles from I-24 exit 24. With phase 3A under construction, that road carries delivery trucks, concrete and framing crews on any given weekday morning.

We plan round it rather than complain about it: mid-morning or early afternoon arrivals, the trailer parked on your drive rather than on the street where a lowboy needs the width, and no expectation of getting in and out at seven o'clock. At fourteen minutes out you are at the far edge of what we cover from Ashland City, and it is still flat-priced. The only thing distance changes is scheduling: we would rather do your job on a day we already have something else this side of the interstate than make the run twice.

• Your phase, or the year the house was finished, because it changes the ground under it
• A photograph of the plot plan from closing, showing the drain runs and the sump discharge
• The width of the side run at its narrowest point, measured rather than estimated
