Stump Grinding at The Braxton on the Cumberland, Ashland City

Yes — we work The Braxton, four minutes from the square off Tennessee Waltz Pkwy. The one difference here is that the first call should come from management or the board rather than a unit owner. Once access is arranged, the quote follows the walk-round the same day.

HomeNeighborhoodsThe Braxton on the Cumberland

Nobody who lives here owns the ground the stump is in

The Braxton is 136 units in two ten-storey towers on a river terrace, finished in 2012, behind a gate. Everything growing outside the walls is common property, which changes the shape of the whole transaction before anyone looks at a stump.

A resident who is tired of looking at a dead ornamental pear beside the pool deck cannot instruct the work, and a contractor who takes that instruction is creating a problem for both of them. The people who can are the management company and the board.

What that means in practice is that the sequence runs backwards from a normal residential job: access first, scope second, price third, date last. We are used to it, and it is why the initial visit here is a walk-round rather than a photo quote.

The Route to the River Side Is a Garden Walk

There is no service drive to the plantings between the towers and the water. The way in is a landscaped walk, and past that a pool deck, pavers and irrigated beds. That rules out most of what we would normally bring.

So the working method here is a narrow machine on mats, with plywood over every paved surface it crosses and the same route used each time rather than a new one each trip. Irrigation is the item that gets damaged on jobs like this, because a drip loop or a spray lateral running the length of a bed sits three or four inches down and belongs to the association, not to any utility, so nothing marks it. We want somebody who knows the system standing with us for the first five minutes.

Material goes out the way it came in, by barrow, and it leaves with us. There is nowhere on a terrace like this for a pile to sit.

Amenity Plantings Are Clumps, Not Trees

The stumps on a property like this are rarely single trunks. Crape myrtle is the classic case: cut at grade by a mowing crew years ago, it comes back as a fan of a dozen small stems off one plate, and by now some of them are three inches through.

Counting stems and multiplying is the wrong way to price that, and it is how boards end up with quotes that look wild. It is one root plate and it prices as one, with the stem count affecting how long the first pass takes rather than what the job is. The same applies to the river birch clumps around the deck.

What does add cost on this site is finish. A stump in a maintained ornamental bed has to be left plantable, which means the spoil out, the void filled and the bed made good, not just the wood levelled.

Working Above 136 Households

There are ten floors of windows over this ground, and a grinder is loud in a way that carries across a terrace and off a bluff. So the hours matter more here than anywhere else we work.

We will take a start time from management rather than propose one, we will avoid the early morning entirely, and we will work round pool hours and any event booked in the common space. Residents get told in advance through whatever channel the association already uses; the notice is not our job to write but the timing is our job to fit.

Parking is the other detail worth settling early. Assigned spaces and a gate mean a truck and trailer need a plan rather than a hope, and on the day we would rather be told where to sit than work it out with somebody's car behind us.

Questions from Braxton owners and management

I own a unit and there is a dead tree outside my window. Can I just hire you?

Not directly, and it protects you that we say so. The plantings are common property, so the work has to be authorised by the association or its managing agent. What you can usefully do is take a photograph, note where it is, and send it to management with a note that we will quote it. That gets a decision moving far faster than a maintenance request with no contractor attached.

What does the board need from you before approving the work?

A written scope with each stump identified by location, the finished depth stated, and a single figure per stump rather than an hourly estimate. Alongside that, a current certificate of insurance, the proposed access route with what protection goes down on it, and the intended work window. That set of documents is what lets somebody who was not standing on the terrace with us read the quote in a meeting and vote on it.

The ground down by the water stays soggy. Will that stop the job?

It can move the date. A river terrace holds water underneath long after the surface looks fine, and a machine put on that ground rides down into it and leaves marks that take a season to grow out. Where a stump is on the wet side, we either wait for a run of dry days or work off matting, and we will tell management which one we intend so nobody is surprised by a rescheduled morning.

Can the work be done outside normal hours?

Early is the wrong direction here with residents asleep above the site. Later in the day, or a weekday when the pool is quiet, tends to work better, and we are happy to be told rather than to guess. What we cannot do is run a machine in poor light, so a late finish has a hard stop in it, and on a job of any size that means two shorter days rather than one long one.
