Everything on this plat was planted in 1975

The parcel record for Spanish Trails spans several decades, but one year dominates it completely: more than forty properties are recorded at 1975, on lots of twenty-four to thirty-five hundredths of an acre, with houses between about eleven hundred and three thousand square feet.

A quarter-acre lot planted fifty years ago is a lot where the trees have long since outgrown the space allotted to them. The silver maples and sweetgums are full size on a yard that cannot hold them, the white pines put in as screening are sixty feet and shedding, and the mimosas are doing what mimosas do.

So the calls here are rarely about one tree that died. They are about a yard that has become too small for what is growing in it, and about a stump sitting somewhere there is no room to work.

No Kerb, No Gutter, and a Ditch Under the Grass

There is no kerb and gutter anywhere in this plat. The edge of the pavement runs straight into grass, and under a good deal of that grass is a shallow roadside ditch that only shows itself when something heavy sits on it.

That is the single most common way a job on Granada or Seville starts badly. A loaded trailer parked half off the pavement finds the soft shoulder, drops a wheel into the ditch line, and the first thing that happens on your job is somebody getting a truck out. So we park on the pavement, cone the lane, and keep the stop short, rather than pulling off where there appears to be room.

The Private Courts Are the Residents' Bill

Several of the courts in here are recorded as private, which is a distinction most people do not think about until something goes wrong. On a county-maintained street, a damaged verge or a broken apron is somebody else's budget. On a private court it comes out of the households that share it.

We treat those addresses accordingly. Nothing tracked crosses a private apron without boards down, we do not turn a loaded machine on a narrow court surface, and the rig stays where it will not chew the edge. It costs us a few minutes of walking and it saves an argument that would otherwise land on your neighbours.

The same applies to the drive itself. Fifty-year-old concrete on a 1975 house is thin by modern standards, and we would rather bridge it at one chosen crossing point than run back and forth over it all morning.

A Fifty-Year-Old Septic Field Is Not a Modern One

These lots are outside the town limits and on septic, and a system installed in 1975 was sized and sited to 1975 practice. In real terms that usually means the field is closer to the house than a modern one would be, the laterals are shallower, and on a quarter-acre lot there is not much yard that is definitely clear of it.

That changes the calculation on machine weight and route more than it does on any newer plat we work. We want the tank lid pointed out, the direction of the lines if you know it, and any part of the yard that greens up differently in a dry spell — that stripe is the field telling you where it is.

Where the stump genuinely sits over the lines, we will say so and go smaller and slower rather than heavier and faster. A wheel through a fifty-year-old lateral is not a repair anybody enjoys paying for.

Quarter-Acre Lots and Fifty-Year-Old Trees

The arithmetic on this plat is simple and unkind. A silver maple planted in 1975 on a lot of a quarter to a third of an acre now has a canopy wider than the yard is deep and a root system to match, and there is no version of that which ends comfortably.

What it means for the ground work is that the disturbed area at the end of a job here is a large fraction of the whole back yard, and that fraction includes whatever else is out there — the clothesline post, the shed corner, the flower bed somebody put in over a surface root. We walk that with you before we start and agree what is staying, because it is much easier to work round a bed than to apologise for it.

It also means the spoil pile has nowhere to go on a lot this size. On most of these addresses haul-off is the practical answer rather than the upsell.

• How old the concrete drive is, since most of it is original to 1975

• Whether the stump is a mimosa, because that one is treated differently from the rest
